REVALUATION NOTICE

The Town of Holbrook Board of Assessors is undertaking a Five Year Certification Update to be effective for Fiscal Year 2025. The Five Year Certification Update is mandated by the Massachusetts Department of Revenue and a review is conducted by Bureau of Local Assessment (BLA) Staff to ensure the proposed values were derived utilizing a methodology based on generally accepted mass appraisal practices, are supported with current market evidence and are uniformly and equitably applied to all property. This valuation update will generate a market value for January 1, 2024 utilizing valid property sales from calendar year 2023.

Our staff will be out inspecting and reviewing property sales, building permits and personal property accounts. These property inspections ensure the validity of the properties data on file and your cooperation is greatly appreciated.

Once the new values are certified by the Department of Revenue this fall a notice will be advertised and lists of the new values will be made available. The third quarter bill for Fiscal Year 2025 will carry the updated values for the year. This bill is usually issued on January 1 and is due February 1. The thirty day period between when the bill is issued and the due date is when an abatement application for overvaluation can be accepted.
